Here’s How it Works 
Interval Ownership or “Intervals” are a form of time-share, registered with the South Carolina Real Estate Commission. Unlike partnerships or traditional “time share”, Intervals are deeded and can be mortgaged, willed or passed on to the next generation. The property, a house or condo, is developed by an individual or group and divided into 13 shares or ‘intervals’ with each interval equaling 4 weeks per year, one week in each season. The weeks rotate forward each year. Eventually a homeowners association is formed much like a typical HOA, to govern the property through budget discussions, plan improvements, elect officers and plan meetings. Usually a management company is hired to deal with the upkeep and maintenance of the property on a daily and/or weekly basis. Their fee is included in with all of the other typical cost of owning and maintaining a property (taxes, insurance, utilities, etc) resulting in a yearly budget which is then divided 13 ways and charged to each individual interval owner as a regime fee.
Is it Right for Me? 
So many families enjoy their vacations on Edisto Beach, returning year after year to the same area if not the same property. If you are in this category, or like that idea, Interval Ownership may be a good move for you. Instead of renting a vacation home 2-4 weeks a year and basically throwing your money away, you would own those weeks. They could be used, rented out or borrowed by friends or family members. …Can I Buy it Cheaper at the Court House Steps?
     …Before I show you the list, let me answer the most common question about Foreclosures, “Should I buy the property at the Court House steps or should I wait until the Bank takes possession?  Good question. Here’s my take…Unless you are an expert in Law(attended law school) or are willing to pay upfront for a title search, pay legal fees, pay for a home inspection, and pay for an appraisal and being able to pay cash for the property- If your answer is no- then I would pass on the court house steps. 
                         … Let the Bank pay for all the expense and bear the liability…
My Advice would be that you to wait and let the Bank take possession, let the Bank straighten out any title or lien issues, let the Bank pay for a home inspection and an appraisal. Let the Bank bear the cost of researching the property. Let the Bank take all of the risk and liability.  Don’t worry, there still will be plenty of savings to make it worth your while and wait. You certainly don’t want to buy a house with lots of strings attached and Hidden problems.  It’s not worth the hassle or liability by buying it on the court house step.  That’s my opinion…I thought I would share it with you.
                                …Get Pre-Approved…Get your Ducks in a Row…
      I do advise being ready to make an offer quickly when one of these properties become available because they are still in great demand and will sell fast.  The first thing to do is to go to the bank and get pre-approved. This will allow you to make an offer based off of facts and what the bank will allow.

Do a little research about the property-ride by, check out the neighbors, see if it fits into your household budget and take notes.  Because of the high demand- you might have to do this a couple of times before you land the big one. But it will be well worth the fight.

Let’s do the Math before you make an Offer…

Hang on…Let’s do the Math before you make an OFFER. There are other considerations than just the mortgage payments when thinking about buying a beach house.  I call this the Cost of Ownership.  These cost are different than the ones for your Primary Home.  Let’s take a look at a few of these cost and I will explain what they are:
 
Cost of Ownership
1. Property taxesIn SC, property taxes are based on the purchase price of your new home.  You will need me to help you figure these out for you before making your purchase. These are different from your primary residence because
you will be taxed at a different millage -nonresidential rate.
2. Insurance-Most Coastal Properties require three types of Insurance-A. Homeowners B. Wind/Hail  C. Flood-I can help you get an estimate of the premiums that are associated with these types of insurance.
3. Maintenance/Utilities-I can give you an average cost to get the grass cut, maid service, and utility bills.
4.  HOA/POA-if the potential property is located in the Resort-they will have these associated fee.
 
Offset these cost with Rental Income…
Most folks offset these cost with Rental Income.  I can give you a comprehensive Projected Rental income on most properties.  The rental income is based on the owner’s use, location of property, and how many people that the house sleeps.
How much House can I afford?
With this information in hand, I will compile a spreadsheet of the Cash Flows and give you a clear projection of the Cost of Ownership. With this information, you will have a good feel of what your monthly and annual outlays will be.
